Needs Assessment - I will complete a Needs Analysis form with you and discuss the 'must-haves' and 'would love to have' criteria for your new property, including property type and location.
Financing - I will assist you in estimating how much you can afford based on items such as down payment, income and mortgage terms. From there, I can direct you to a trusted Mortgage Specialist for a pre-approval so you have a better idea of your budget.
Home-Buying Costs - Although there are *NO FEES for my services (*Buyer Agents are generally compensated through the Listing Brokerage at 2.5%), I will assist you in calculating your approximate closing costs associated with buying a property such as land transfer taxes, legal fees, CMHC Insurance, and other fees that may apply.
Listings - I will send you all listings that match your criteria and keep you updated via email on any property price changes or new listings the first day they hit the market.
Showings & Pre-Inspections - I will book private appointments for the properties that interest you and accompany you to inspect them. As many listings restrict showing dates and times that may conflict with your busy schedule, I may also pre-inspect properties and short-list them to the most suitable for you.
Preparing An Offer - Once you find a property that meets your needs, I will conduct further research and assess its property value with a CMA (Comparative Market Analysis). I will walk you through the offer, discussing price, terms and conditions and other related documents.
Negotiation - I will effectively negotiate a price with terms and conditions that are favourable and protective to you as a buyer, and properly consult you during counter-offers and/or multiple offer situations.
Home Inspections - Many transactions are conditional on a home inspection. I will assist you in finding a professional Home Inspector and complete the walk-through alonside you and discuss the results.
After-Closing Care - Once you acquire a property, I will inform you on the procedures of getting your property to a smooth closing, including satisfying all conditions and obligations of the agreement, and follow-up with you after the closing for any other service needs and to ensure complete satisfaction of the transaction.
